WHAT MUST I BRING WITH ME TO TOUR AN APARTMENT?
When visiting Broadstone Passerelle, please bring a government-issued photo identification for every person over the age of 18 that would like to tour one of our apartment homes (includes drivers licenses, passports and military identification).
WHAT ARE THE APPLICATION FEES AND MONTHLY CHARGES?
The application fee is $75 per person over the age of 18 and a one-time, non-refundable holding fee of $250 per apartment home.
WHAT ARE THE INCOME AND CREDIT REQUIREMENTS?
All applications are approved upon passing our standard credit and criminal background checks and verification of rental and employment history for a period of two years. Your monthly income must be equal to or greater than three times the monthly rent.
WHAT IS ACCEPTABLE "PROOF OF INCOME" TO SIGN A LEASE?
Acceptable forms of income are two (2) of your most recent paycheck stubs, three (3) months of bank statements showing deposits, a copy of your most recent W-2 or tax return, an executed offer letter from your employer on company letterhead, or award letters from any retirement or government assistance. back to top
WHAT OPTIONS DO I HAVE FOR A SECURITY DEPOSIT?
We offer two (2) options for a security deposit: our first option is $1,000 down and fully refundable upon approved credit. The second option is a Sure Deposit Bond, a program geared to help renter’s lower their initial move-in costs. This is also based on credit and starts at $175. Conditional credit may increase the bond amount and may also require an additional refundable deposit. Ask your Sales Associate for details. back to top

WHAT KIND OF PETS ARE ALLOWED AT BROADSTONE PASSERELLE? WHAT ABOUT EXOTIC PETS?
Cats and dogs are allowed with certain breed restrictions, while exotic animals are prohibited. The following breeds (purebred and/or any mixed form) are currently restricted from all Alliance properties: Alaskan Malamute, Belgian Malinois, Boxer, Chow Chow, Dalmatian, Doberman Pinscher, German Shepherd, Husky breeds, Pit Bull breeds, Presa Canarios, Rottweiler, Staffordshire Terrier and Wolf Hybrid. back to top
HOW MANY PETS MAY I HAVE INSIDE MY APARTMENT?
We allow a maximum of two (2) pets per apartment home. Broadstone Passerelle does not allow visiting pets or pet sitting. Once a pet enters your apartment, the fee must be paid. back to top
WHAT IS THE COST ASSOCIATED WITH HAVING A PET INSIDE MY APARTMENT?
The pet fee for each pet is $350 (non-refundable). Your monthly pet rent is $15 (per pet) due at the same time as regular rent. back to top
WHAT UTILITIES ARE INCLUDED IN MY LEASE?
Pest control is included in the rent. Water, sewer and trash are billed separately but collected with your rent at the leasing office. back to top
HOW MANY PEOPLE CAN LIVE WITH ME INSIDE MY APARTMENT HOME?
Broadstone Passerelle allows the following occupancy rates:
  • Studio: two (2) people
  • One-bedroom: three (3) people
  • Two-bedroom: five (5) people
  • Three-bedroom: seven (7) people

AM I REQUIRED TO HAVE RENTERS’ INSURANCE?
Our residents are required to provide proof of renters’ insurance with a minimum of $100,000 general liability. We also require that you list Broadstone Passerelle as an interested third-party. Our preferred insurance company is Assurant. back to top
DOES BROADSTONE PASSERELLE OFFER FURNISHED APARTMENTS?
Yes! Broadstone Passerelle has a partnership with CORT Residential to offer you a fully-furnished apartment. Ask your Sales Associate for more details. back to top

IF SOMETHING NEEDS TO BE REPAIRED IN MY APARTMENT, HOW DO I REPORT IT?
You may submit a service request by calling the leasing office, emailing broadstonepasserelle@allresco.com, or completing a service request through the resident portal. back to top
WHEN IS MY RENT PAYMENT DUE? WHAT FORMS OF PAYMENT ARE ACCEPTED?
Rent is due on the 1st of each month. All rent payments must be made online using a checking account, credit/debit card or MoneyGram. Personal checks are not accepted inside the office; only cashier’s checks. We do not accept cash or money orders at any time back to top
WHAT DAY OF THE MONTH AM I LIABLE FOR A LATE CHARGE?
Late charges are assessed at 12:01 a.m. on the 4th of each month. Late rent must be paid in the form of a cashier’s check and includes a late fee. back to top
DO YOU ACCEPT ELECTRONIC PAYMENTS FROM MY BANK?
Our online payment portal can be found at www.MyAllianceAdvantage.com. Use this portal to set up recurring monthly payments debited from your bank account. The leasing office only accepts cashier’s checks. back to top
I HAVE A GUEST WHO IS STAYING IN MY APARTMENT WITH ME. IS THAT PERMITTED BY THE LEASE?
Guests may not stay more than two (2) consecutive days. back to top
I HAVE A MOTORCYCLE. WHERE CAN I PARK IT?
You may park your motorcycle in a standard parking space only. back to top
MY CHILDREN LIVE WITH ME DURING THE SUMMER. DO I NEED TO NOTIFY THE LEASING OFFICE WHEN THEY ARRIVE?
Yes. Anyone staying with you for more than two (2) days must be added to the lease agreement. back to top
CAN I INSTALL MY SATELLITE DISH AT MY APARTMENT?
Unfortunately, we do not allow satellite dishes to be installed within the community. back to top
WHAT CABLE OR INTERNET SERVICES CAN I HAVE INSIDE MY APARTMENT HOME?
All apartment homes are cable and internet ready. Spectrum is our preferred service provider. back to top
ARE GAS GRILLS PERMITTED AT THE PROPERTY?
All gas and charcoal grills or open-flame devices are prohibited (no using or storing inside or outside of your apartment home or patio). Broadstone Passerelle offers grills in the outdoor amenity areas. Ask your Sales Associate for additional amenity information. back to top
ARE RESIDENTS PERMITTED TO PAINT THEIR APARTMENT?
Yes, you may paint your apartment home. Additional costs will be assessed if more than one coat of paint is required to cover the color at the time move-out. back to top
WILL YOU ACCEPT DELIVERY PACKAGES FOR ME?
Broadstone Passerelle’s management team does accept packages; however, they are not held responsible for lost or damaged items. back to top
DO YOU HAVE A LIST OF PREFERRED EMPLOYERS?
Yes. Ask your Sales Associate for our list of preferred employers. We are pleased to offer discounted administrative fees (on approved credit) to select employers. back to top
